Work you’ll do

We are seeking an experienced Portfolio Management and Analytics Manager to manage the portfolio for our office spaces across Southeast Asia (SEA). This position will also be required to perform business and financial analysis of the Travel and Procurement, functions within the COO office. Reporting into the Director of Corporate Real Estate, this role is responsible for managing the full lifecycle of property-related deals, ensuring that all acquisitions, leases, renewals, subleases, and disposals align with the company’s financial and strategic objectives. The role will also entail active monitoring of the utilisation and efficiency of the office space. This role requires commercial acumen, negotiation skills, analytical skills and cross-functional collaboration. 

 

Key Responsibilities: 

  1. Portfolio Strategy Development: 
  • Support the development and execution of the real estate portfolio strategy alongside the Corporate Real Estate team, aligning it with the company’s business goals. 
  • Assess and report on the performance of existing properties and recommend actions for optimization or downsizing. 
  • Work with the Director to ensure that the portfolio strategy addresses cost containment, flexibility, and future growth. 
  1. Portfolio Performance: 
  • Work alongside local teams to determine office utilisation and efficiency 
  • Publish regular reports to support key analytics for decision making 
  1. Property Acquisition & Disposition: 
  • Work with the Director to oversee the acquisition and disposition of real estate assets, managing negotiations and strategic decisions. 
  • Coordinate with legal and finance teams to ensure deals meet business objectives and compliance standards. 
  • Work on business cases to support potential acquisitions and/or dispositions. 
  1. Lease Management & Negotiation: 
  • Manage the leasing portfolio, including renewals, amendments, and terminations.  
  • Work with the Director to negotiate lease agreements and manage relationships with landlords and property managers.  
  • Ensure lease compliance, including rent payments, service charge obligations, and other contractual terms.  
  1. Financial Management: 
  • Work with the Director to manage real estate budgets, forecasts, and financial reporting, ensuring cost efficiency and alignment with financial goals.  
  • Provide regular reports on the financial performance of the real estate portfolio  
  1. Stakeholder Management: 
  • Act as the liaison between the real estate department and other business units to understand space requirements, growth projections, and operational needs.  
  • Collaborate with facilities management, HR, IT, and other relevant departments to ensure that real estate, procurement and decisions are aligned with broader organizational needs.  
  1. Risk Management & Compliance: 
  • Ensure compliance with legal, regulatory, and safety requirements in all properties.  
  • Support the Director in managing risks related to lease obligations, property conditions, and market fluctuations.  
  1. Travel and Procurement: 
  • Work with the Director of Travel and Procurement to provide adhoc analysis and reporting. 
  • Support the Director in managing the governance framework around Travel and Procurement.
  1. Team Management: 
  • Work alongside a team of real estate professionals, fostering a collaborative and high-performance culture. 
  1. Market Analysis & Benchmarking: 
  • Conduct regular market analysis and benchmarking to ensure the portfolio remains competitive and aligned with market trends. 
  • Stay informed on industry developments, property values, market conditions, and emerging real estate technologies.

Requirements

  • Bachelors Degree in a relevant field
  • At least 3 years of relevant work experience in real estate
  • Strategic thinker with strong problem-solving abilities. 
  • Detail-oriented with excellent organizational skills. 
  • Adaptable and able to thrive in a fast-paced, dynamic environment. 
  • Excellent communication and interpersonal skills, with the ability to work effectively with diverse teams and stakeholders. 
  • Strong analytical skills
